Analysis of the development project for the construction of an administrative building in Brno

The aim of this diploma thesis is determine feasibility and profitability of property development project at particular lands in Brno. Solution of problem includes both, the legislative part that determines possibility lands focused on change of territorial plan and the financial part that estimates costs and revenues in project balance and potencial profits for investor, if project will be realized. Main result of this diploma thesis is to answer the question, if property development project should be realized at particular lands in question and estimate future value of lands and project. Diploma thesis \uv{Analysis of the development project for the construction of an administrative building in Brno} is useful for everyone, who needs estimate potential of a land for profit from realization of property development project.

Analysis and Assessment of Construction Permits under the Building Act

This master´s thesis deals with a methods of construction permits under the Building Act. In the first part defines the basic terms related. The second part deals with the permitting proces in the life cycle of construction. In the third part discusses the decisive authorities and the general procedures. The following parts deal with specific methods of permits under the Building Act. This is the definition of construction without the need for permits and construction requiring only notification. The next part deals with the proces of building permit and permitting of construction through a public law contract or a certificate of an authorized inspector. In the last part assessed and summarized the opinions of employees building authority, which were obtained through a questionnaire.

The principal aim of the thesis has been suggestion of the project documentation of a single-family house in a range necessary for releasing of the building permission. Suggested project is staffed on concrete building estate and it appears from a valid ground plan. In the thesis there are outlined basic legislative conditions and requirements, especially on the project documentation, building permission and individual building constructions. The initial ground plan and locality description around chosen building estate are presented. The possible way of building-up and examples of used materials are mentioned. The final project has been chosen from two nominated alternatives. The drawing part has been processed by visualization cad application.

Environmental protection within specific proceedings pursuant the Building Act Unrestrained construction activity damages natural resources and diverse environmental components in irreversible or in difficult-to-repair ways, thereby further thwarting thriving or even surviving of the World population. In the Czech legal system, the regulatory measures of administrative bodies, along with the participation of the affected stakeholders, contribute to the environmental protection of the individual development project. This dissertation examines the methods, means, and tools of environmental protection within the framework of designated proceedings regulating the construction. Specifically, it analyzes the possibilities of implementing protective environmental measures within the construction-permitting procedures enshrined in the provisions of Sections 103 to 117 of the Building Act. Five construction-permitting regimes are examined separately: the building permit process; notification; public law contract; notification with certificate of the authorized inspector and projects requiring neither building permit nor notification. If followed lawfully, each of the regimes allows the prospect applicant to commence a relevant construction project. Permitting procedures are significantly influenced by...

Construction of buildings and their alterations Abstract This thesis deals with one of the parts of public building law, namely the regulation of permitting processes of construction and its alterations. These processes are explained and analyzed. It also deals with the infringement of public building law and its repercussions. At the same time, it compares the current legislation with the planned recodification of building law, which might bring about fundamental system changes and is currently being discussed not only by the professional public. The thesis does not deal with the permit of buildings from the territorial point of view and also omits the legislation dealing with the use of buildings. The thesis is divided into eight chapters. The first chapter deals with the sources of building law. The second chapter explains the basic terms of construction law such as construction, builder and others. The third chapter deals with the organization of building offices. The fourth chapter talks about the various ways of obtaining a license to carry out construction. Notifying and permitting development projects - a comparison of substantive and procedural regulation

This thesis deals with notifying and permitting structures. The aim of the thesis is to analyze the current legal regulation of regimes for the realization of structures, including outlining changes in connection with the amendment to the Act No. 183/2006 Coll., on Town and Country Planning and Building Code (Building Act), as amended, and to compare notification and permission regimes from both substantive and procedural law. The thesis is divided into an introductory chapter, eight chapters and a conclusion. The introductory chapter covers an introduction to the realization of structures and its position within building law. The first chapter provides a historical excursion into the legal development of building law and describes applicable legal regulation of building law in the Czech Republic. The second chapter deals with the selected fundamental concepts essential to the realization of structures. The third chapter concentrates on the organization of public administration in the area of notifying and permitting structures.
